A brief introduction
Our feasibility planning service evaluates the commercial potential of a piece of land for our residential developer clients. We create concepts and detailed sketch layouts that augment the development potential of a site by achieving maximum floor-space and marketability.
Architecture is an art form and requires a very creative design process. We design in free-hand at this critical stage as it allows for a more organic design process. Using our in-house skills and experience, a residential developer’s vision for their project is realised through these intricate and detailed, hand-drawn sketches.
Good design requires us to think about the spaces between buildings and how they will be used as well as the built form itself. We always strive to create ‘a sense of place,’ using physical site features and carefully considered design solutions to ensure new developments sit harmoniously within their surroundings.
We are expert in understanding a housebuilder’s preferred house type range and mix and how they can be combined to create interesting places where people want to live.
Our conceptual designs have formed the basis for many residential developments across the UK – from small rural or urban infill sites, to large-scale, brownfield, regeneration and greenfield urban extensions.

How we achieve this
Armed with the client’s brief and a location plan, we undertake an in-depth assessment of the site’s physical attributes to identify a set of opportunities and constraints that will set the parameters for where development can and cannot take place within the development site.
Opportunities and constraints considerations could include views, topography, existing vegetation, ecology, archaeology, contamination, noise, drainage, existing buildings and adjoining land uses.
Once the ‘developable’ area has been identified, our experienced and commercially aware, senior sketch layout designers, plot the client’s preferred house type mix while having regard for any prescribed mix for private and affordable units. We also consider local highway standards and Building Regulations to ensure outcomes are realistic, would be accepted by a Local Planning Authority and could be delivered on site.
