The site is set on the rural fringes of Raunds.

The Outline Planning Permission encompassed a Design Code which included specific requirements to lessen the developments impact on the surrounding open countryside.

The development includes a number of Green Fingers to punctuate the built form and allow for pedestrian and cycle movement within the scheme.

Also included in the design are 2 large balancing points to cater for extreme weather events and to provide for a maximum limit of green field run off from the site.
